Paul Nellist

Managing Director

Paul co-founded Koba on a simple belief - that where you work should make you feel better, not worse. As Managing Director, he leads a business built around the conviction that workspace can be commercial as well as a genuine force for wellbeing - for the people in it and the planet around it. Paul brings rare hands on experience to that mission, having previously built and scaled CBRE Hana until it's integration with Industrious. His career spans Savills, American Express and Standard Chartered - knowledge that informs how Koba serves occupiers, landlords and investors alike.

James Thorne

Finance Director

James joined Koba shortly after its founding, playing an essential role in securing its first locations, structuring investment and building the operational infrastructure that will facilitate Koba’s growth. James leads on business operations covering finance, tax & HR, our sustainability reporting, as well as investment appraisals. A chartered accountant, James brings a wealth of real estate experience to the Koba team having worked within listed REITs and private equity backed organisations.

Ed Harbison

Sales & Marketing Director

Ed leads all commercial activity at Koba including customer acquisition and strategic marketing. Joining in July 2024, he manages relationships with agents, brokers & enterprise clients. Ed is an integral part of Koba’s growth trajectory helping to build awareness and impact with future occupiers, landlords & institutional investors.

Emily Nellist

Marketing Manager

Joining Koba in December 2024, Emily leads all brand and marketing activity across the business, from broker communications and direct lead generation to social media execution. She creates and manages all content across Koba’s social media channels, as well as Koba’s wider brand collateral, bringing the brand to life across every platform and touchpoint. Emily has played a key role in the launch of both Koba locations, with further UK expansion planned for 2026, and beyond.

Tom Beard

Head of Delivery

Tom is a former Head of Delivery for CBRE’s Hana flex workspace, and has also delivered major projects on behalf of the BBC and more recently, Dyson.

Tom leads on the delivery of all Koba’s sites, with responsibility for capex, budget reporting, contractor management, design and delivery. He works closely with Rob and our delivery partner Cast on our commitments to sustainability.

100 Barbirolli Square

Chris Griffin

General Manager

Chris joined Koba in 2023, before opening our first location at 100 Barbirolli Square in Manchester. With previous experience in hospitality and 7 years in flexible workspace, he is an integral part of the Koba team and committed to the future of sustainable, flexible workspace.

Alice Ashley

Community Host

Alice is part of the community team at 100 Barbirolli Square. Joining in September 2024, she helped launch the space and bring the Koba community to life. With over ten years of hospitality experience, Alice focuses on delivering exceptional service and supporting day-to-day operations. From supporting residents to curating health & wellness events and community socials, Alice helps keep the Koba community connected and engaged.

The Rowe

Kendyl Mawer

General Manager

Kendyl joined Koba in May 2025 as the General Manager at The Rowe. Bringing a wealth of industry experience, Kendyl runs all on-site operations and manages the Community team.

Having managed multiple flexible workspaces across London and led large operational teams, Kendyl is passionate about delivering a service-first experience and building strong client relationships. Her primary focus is creating a welcoming, high-performance environment where members feel supported, connected, and able to thrive, while also supporting Koba’s continued growth and expansion across London.

Fliss Heyes

Senior Community Host

Fliss joined the Koba community team in October 2025 as a Senior Community Host at The Rowe. Starting her career in hospitality at the age of 15 and quickly falling in love with the industry. Fliss has over 20 year's experience in customer-facing roles delivering five-star service & exceptional experiences.

In her role, Fliss supports the General Manager with day-to-day operations, managing resident requirements, warmly greeting and welcoming guests, and organising weekly events aligned with Koba’s three key pillars: Hospitality, Sustainability, and Wellbeing.

Laura Badley

Community Host

Laura joined Koba in Manchester in May 2025, where she spent her first year as part of the team at 100 Barbirolli Square. She recently made the move south to join Koba's London team at The Rowe, bringing with her three years of co-working experience gained across multiple companies and cities. As Community Host, Laura focuses on planning and running events for residents, bringing the Koba community closer together. Alongside this, she plays a key role in maintaining the resident experience day-to-day, managing communications and keeping residents informed on everything that matters to their workday.
